Line 204 Opens First Texas Studio Campus in Bastrop with 8 Sound Stages, Ranch, and On-Site Lodging

Line 204 broke ground on its first major ground-up studio complex outside Los Angeles. The company already operates established production rental facilities in LA and supplies stages and equipment to Netflix, Warner Bros., Paramount, Hulu, and Disney. The 204Texas project on nearly 600 acres just west of Lovers Lane in Bastrop County marks its entry into purpose-built Texas infrastructure.

The self-sustaining film-play-stay campus will include a working ranch with longhorn herd, three-story office building, 50,000-square-foot warehouse with mill space, immersive sets for overnight stays, six 20,000-square-foot studios, storage units, and two 10,000-square-foot sound stages. The site offers four miles of Colorado River frontage plus beach, forest, and pastures for immediate backlot use.

Butler selected Bastrop after evaluating Austin options. “We looked all over Austin for a location, and then I fell in love with Bastrop … so I came here,” he said at a March 26 networking event in Bastrop.

Water permitting delays pushed the schedule. The team built its own public water system on site. “We were going to tap into their water, well they couldn’t handle it. So it kind pushed us back to create our own public water system on the property,” Butler told MySA. Initial stages target completion in six to seven months. “We should have four stages built by probably six months to seven months,” he said. (Source: MySA, August 2025)

Bastrop County now hosts multiple active studio developments. According to Community Impact, 204 Texas is not the only project of its kind underway in the county. Wyldwood Studios, a $100 million, 75-acre development spurred by actor Zachary Levi, advances along FM 1209.

These projects show how Bastrop attracts large-scale production infrastructure. Land availability near the Colorado River, county zoning flexibility, and access to Austin’s workforce let developers build integrated campuses that cannot easily be built within the Austin city limits.
